How EMI Calculation Works: Formula & Amortization
Understand the mathematical reducing-balance formula behind Equated Monthly Installments (EMIs), interest compounding, and repayment schedules.
Demystify mathematical formulas, loan amortization schedules, reducing-balance interest, and tax computations.
A loan payment estimate and a tax comparison answer different questions. Start with the EMI guide when you know the amount you intend to borrow, the annual interest rate, and the repayment term. It explains why a fixed monthly payment contains a changing mix of interest and principal. Start with the tax-regime guide when comparing deductions and taxable income for the financial year stated in that article. A larger deduction does not automatically make the Old Regime cheaper.
For an EMI calculation, enter the annual rate as a percentage and convert years to months consistently. Compare total interest as well as the monthly payment: extending a term can lower the payment while increasing total borrowing cost. A lender quotation may also include fees, insurance, rate resets, or daily-interest conventions that the standard monthly formula does not capture.
For Indian income tax, distinguish the Financial Year in which income was earned from the following Assessment Year. The AY 2026-27 guide concerns FY 2025-26; do not silently reuse its rules for another year. Separate gross salary from taxable income, and enter only deductions for which you are eligible. Residency, age, business income, capital gains, surcharge, and special-rate income can change the result.
If two calculations disagree, first compare the assumptions rather than rounding the final numbers to make them match. Check whether a rate is annual or monthly, whether a tenure is in months or years, whether a tax figure includes cess, and whether salary already excludes a deduction. Keep the original inputs beside the result so the estimate can be reproduced. These guides support understanding and comparison; verify a filing or lending decision against official rules and your actual documents.
